Tips To Prepare Your House For Sale

When you put up your house for sale, you obviously want it to sell fast and you want to get good money out of it. This requires careful planning and a little bit of ‘do up’. Remember the saying that first impression is the last impression. So in order for your house to sell fast and at a good price, it should make a lasting impression on the buyers.  

The first impression would be made when the buyer drives up into your driveway. So it is the front of your house and the driveway that you should consider sprucing up. Check to see if the hedges and the trees need a little trimming. Remember, the front of your home should be visible and not covered by trees or tall hedges. Also, make sure that the grass in the front lawn is well maintained and that the flower beds are free of weeds.  

Once you are done with this, have a look at your front gate. Does it need a fresh coat of paint? It is better to apply a fresh coat of paint if there is a need for it. Varnish your front door too. When the buyer walks up to your front door, it should look inviting.  

De-personalize The Home 

Pack up your personal photographs and family heirlooms before the buyer comes. You do not want the buyer to focus on your photographs and family heirlooms. You want him/her to focus on your house. Besides by removing your personal photographs and heirlooms, you allow the buyer to visualize their own photos on the walls. In other words, you should allow them to ‘connect’ with your house. 

Cleaning Up 

Obviously you do not want the buyer to walk into a dirty and unkempt house that is if your house is not as clean as it should be. So get down to some heavy duty cleaning.

  • Clean up all the windows and the blinds.
  • Clean up the curtains and the carpet
  • Clean out the cobwebs
  • Wax the floor
  • Clean out any area that is giving foul smell

Bathrooms and the kitchen are an important part of the house. Before the buyer comes into your house, ensure that the bathroom is spick and span. Put up a new bath curtain and clean up the tiles to ensure that there are no mildew deposits. The kitchen tiles and counter tops should be clean. Make sure that the kitchen counters are free from unwanted stuff.  

Your bathrooms and kitchen should not have any leaking taps. This really creates a bad impression on the buyer.  

De-cluttering The Space 

Most buyers are put off by the clutter they see all over the place. So first ensure that everything is in its proper place. Make sure that the toys, magazines, clothes, exercise equipment and dishes are kept properly. 

Have a look at your closets and tidy them up. Take out any extra stuff and store it in the garage, basement or in a storage facility. A de-cluttered closet gives an impression of a lot of space. 

When The Buyer Comes In 

When the buyer walks into your home make sure that the curtains are drawn out to allow natural light. This creates a feeling of openness and makes the space look large. Plus switch on the lights to create a feeling of space.  

These little things will ensure that you get a good price for your house.
