When you are buying a home, you should be careful. You need to ensure that your money is well invested. It is very important that you do not rush through the process. There are many home buyers that regret their decision because they did not take the time to evaluate and inspect.

When you are buying a home, you will obviously be shown many homes before you make your selection. You should know what to look for in a house. Having a checklist with you while you go around inspecting various homes is a good thing. The inspector might not tell you about the shortcomings of the house that you are interested in buying; hence, it is better to keep your eyes and ears open when you have a look at the house.

Structure

Obviously the structure is a very important part of the house. It is something that you should pay close attention to while inspecting the property. Here are few things to keep in mind:

  • Have a look at the Seller’s Property Disclosure form
  • See if there is a homebuilder warranty for the house
  • Find out the exact age of the house from the county
  • Check the exact footage of the property from the county and then verify it with the help of an appraiser.
  • Check whether all the appliances are functioning.
  • Check to see if there is any type of infestation in the house.
  • Find out if the seller had pets.

Neighborhood

The neighborhood is obviously a very important consideration while buying a home. If you have kids, you would have check out the schools in the area. Plus you should check for amenities like entertainment, shopping, fire and police department.

You should talk to the other people in the neighborhood to ensure that the area is not crime prone. The local police department would help you in this regard. You should also have a word with the local planning department to find out what the future development plans are for the area.

The Environment

When buying a home, you would like to ensure that there are no environmental issues with the place. Many people have bought homes to only find out later on that there are serious environmental issues related to the place. So before buying a home, check on the following environmental issues:

  • Are there any high power lines near the home?
  • Check for aluminum wearing and urea formaldehyde foam insulation.
  • Check for lead based paint.
  • Is there a lot of noise or air pollution in the area?
  • Are there any underground storage tanks in the nearby area?
  • Are there are sewer/septic tanks?
  • Check for radon.

You can always contact the EPA to get the exact picture of the area.

When buying a home, many people simply decide on the basis of the view that they get. For instance, I know a couple who bought a home with a beautiful view of the golf course. They obviously paid extra for this. However, after some time an office and a clinic were built near the golf course and the view was entirely obstructed. If they had checked with the local planning department in advance, they would have found out that paying extra would be simply a waste of money.

So invest a little time and conduct a well planed inspection of the property before you buy it.
